what are my rights or options if displeased with my agent?

My home has been on the market since June, my agent has not shown it ONCE, and does not seem to be motivated. I signed a contract, but am not happy with this agent. What are my options here? Stay with agency, but switch agents? I realize the market here in Maine is bad but was wondering when is a good time to drop or reduce my asking price?

Your agent should be reporting to you monthly, to let you know what has happened, what the market is doing and present you with a CMA (competitive market analysis) to let you know what your home would sell for, realistically, right now.

To get out of a contract, you can call the agent or broker and request a release of representation form. You should be comfortable with your agent, and shouldn't be represented by an agent (and ultimately paying a commission) if you are not happy with their performance.

We see many posts like yours, so you are not alone. The truth is that homes are selling, just not your home.
So what is the problem?

Here are the facts: when a properly-marketed listing hits the market (clean, painted, de-cluttered, -de-personalized, stage, professional photos) we expect 10-12 showings or one offer in the first two weeks, or we make a price adjustment. In most markets 20% of he listings sell within the first 30 days. In my MLS listings sell at 100% of askling. At 120 days, it falls so 93.6% of asking price.

So you need to know a couple of thing from your Realtor:
Since your home hit the market: how may homes have
1. Come on the market (your competition)
2. Have lowered their price
3. Have entered escrow
4. Have sold
5. Expired

You need to ask your Realtor "what is it going to take to get my home sold?"
If they have advice, take it. If they don't, then you have to ask them "If you don't have an answer, what am I supposed to do?"

Your best bet is to start with a conversation with your realtor and find out why? ask for an update brokers price oppinion and a market report. IAsk where they are advertising, if the answers to not make you comfortable, you can ask to be released by putting it in writing, if they refuse go to the broker of record at that office and get some results. good luck Nancy

Ask you Realtor for a marketing report. Also ask for them to do another market analysis on your property to determine if it is priced compressively with other homes in your market. If your agent is not giving you the service you expect talk to him or her about what you expect and what needs to be done to sell your property. If this brings no results contact the Broker and discuss your concerns with them. The broker is there to help. Depending on the Agent and company that you listed with they may or may not let you out of your listing agreement without a fee. It would be wise to have an attorney look over the listing agreement and advise you at that point. But talk to the broker first

FIRST ANSWER

Your agent can certainly recommend/refer someone else in his/her office before losing your listing all together. Before you do that..... if your home had one showing during the best summer months, the reason could well be the price of your home. Comparing to your direct competitions in your neighborhood, are your home priced higher and ended up selling the similar homes priced lower than yours in the neighborhood? It might be a good idea to contact your agent and discuss lowering the price at this point as this will give the agent an opportunity to advertise about the price reduction and the new price on the local MLS to the other member agents which leads to get their attentions back to your home once again.
