If the selling agent put it as a half bath it is stretching ... it is done all the time and probably get you a showing or two more. After all ... a toilet is a very important part of a bath wouldn't you say? Go ahead and ask your agent to do it.
Hi Sally, If the basement is legally finished and you apply for a permit then it should be able be considered a bathroom. If the basement isn't finished then most municipalities won't consider it because it isn't technically finished living space. I would check with your town building dept just to be sure.
