trying to sell a house in 14221 with pilaster basement repair 4 years ago inc.transferrable warranty.What to do regarding buyer anxiety?

basement is perfectly dry with no cracks or leaks and freshly painted but buyers are worried about sinking homes in Williamsville

I would suggest that you leave a copy of the documentation of the work that was done for prospective buyers or have it readily available for them to see that there was work done in the basement and that there is a transferable warranty. Have your list agent suggest to the buyers agent to call the company that did the work to answer any questions they have regarding basement repairs. Of course, anyone that purchases the home should have a Home Inspection done and they can make an informed decision based on the information received from the Home Inspector and possibly the company that did the work in your basement. If you're under contract with a buyer, I would make sure to tell them to get a home inspection. If you're not under contract yet, and just concerned about general buyer anxiety, you can always have your home inpsected yourself -- And use this as a selling tool. Good luck!
