i watch HGTV constantly and am finally seeing them mention the desirability of green homes. i have an eco-block home which is an awesome energy saver. this feature has not been appreciated much by appraisers in the past , with them calling it CB, but is my time finally coming to be able to market this is a big plus in selling my home? my energy bills are consistently under $150, getting as low as $85/month for 1750 sq ft! has anyone developed special marketing in this area that would benefit my home sale? thanks!

Chris,

Yes you should!

Our industry is just now getting up to speed on eco-sales of cutting edge homes built with green features and as a founding member of NAR's Green Resource Council I have just listed my first 'Green Friendly' home.

That's awsome Chris. Thanks for teaching me something! Your local EcoBroker agent may or may not be familiar with that particular type of construction, but they will have the skills and knowledge to market your home and emphasize this products features.

maybe i was not clear, it is not block construction, but the appraisers, being unfamiliar, chalk it up as CB. check http://www.eco-block.com. i would never build a house any other way, i am a big fan.

Chris-

Absolutely market your home as cost saving. I believe this is the time to let people know all the expenses of a home because we all have to budget more closely. It will be a big plus to many to know that they will have a low electric bill.

There are builders out there marketing that they will pay for your electric bill for 1 year if you buy from them. It is a great marketing feature. If you have any other cost savings features about your home please spread that news also. Take care and Good luck!

If your home has additional energy saving features or CB construction is unique to your area, then you can find an agent who is knowledgable about green, energy efficient and environmental issues by going to http://ecobroker.com . I am a certified EcoBroker agent and know first hand the training and education EcoBroker gives agents in these areas. Best of luck to you.

Chris, is there anything else that makes it eco-friendly? Energy star appliances, solar panels, tankless water systems, etc...? I don't know if I would market it as eco-friendly just because its block construction, but I would definately mention the cost savings. With the cost of oil and gas going up, energy savings will certainly help you. Good luck!
