Of course you will have to have a hardship, e.g. loss of job, divorce, having to move, etc. Short selling causes an approximate loss of 100 FICO points on your credit score, but you'll be able to purchase a new home in two years. If you wish to do it on the cheap, then you could hire a LSA, i.e. a Limited Service Agency broker. They will place your property on the REALTOR MRIS system and if you wish, on REALTOR lockbox. You may elect to have the broker review and negotiate the contract for an extra fee. Overall this method will get you property noticed in a hurray. The down side is that the fees are payable in advance. Usually the costs range from $700 to $1,200 upfront.
