Amanda,
You are getting very good advice. I would add one thing. Sellers are getting impatient because their listings are taking longer to sell. Therefore they are often listing their properties for short periods. It is very expensive to advertise and it also takes a while to get the listings in the various publications. Agents hesitate to spend the money they may or may not recoup because a seller does not seem to be willing to work with them after a short listing period. If you have confidence in your agent let him know you will stay with him so he will have the opportunity to get some payback on his investment. He will be more willing to spend the money. If you don't have confidence then find another agent. In either case, please give them the time to do the job. Also, keep in mind most buyers today begin their searches on the www.

Excellent communication with your Realtor to make sure you are both on the same page is the key to making the goal of selling your home happen. Marketing is a important and all agents offer different routes they feel will work. Being with the number one company in the area will also help reach buyers.
I recommend you meet face to face with your Realtor and talk about what is working and what isn't and then figure out if your needs can be met. The internet is a wonderful tool but there are other options that should be used when marketing.

Every Agent markets homes differently. Your best bet would be to talk with your agent about your concerns and see if he can tweak it here and there. Here is a copy of a marking letter we used last week to give you an idea for some other marketing your agent can do. Per your request attached is our associate Marketing Plan for your review. In addition to the information contained in the plan, please note that Creaturo & Associates advertise on National Television, HouseValues, and Just Listed. Your homes will be placed in their Home Pages Directory for national internet viewing. We will also place your homes on RETV a new local television network dedicated to Real Estate. We will place a Century 21 For Sale sign, brochure box and lockbox on the exterior of the home. Your home will be entered into Realtor.com and into Century 21’s internet marketing systems which reach both National and International audiences. As you know Century 21 is a Leader in Brand Awareness. Also, our local Century 21 office has a internet Lead System which produces additional buyers and a rental division which produces buyers. Each of our offices has an exterior Internet Window Touch System that displays our listings for the walking traffic to view.

We will produce a Website for each property, a Virtual Tour or Slide Show, High Gloss Brochures and mail High Gloss Postcards. Amanda,

I would suggest sitting down with your Realtor and reviewing your listing with him/her. Put on the table any concerns or questions you have and make requests/suggestions at will. The Realtor - client relationship is based on open and mutual communication. I believe it would be inappropriate/unethical to offer you suggestions for your listing in this forum. Instead, I advocate for you to talk openly with your agent and by doing so enhance your relationship and collaboratively increase your abilities to sell your home.

FIRST ANSWER

Dear Amanda,

Does your agent have his own site? What type of Internet marketing is he doing?
Is he with a broker with national presence?
As example, Century 21 has a national site where people can search the MLS across the country.
Craigslist is free and gets alot of activity.
Sending email marketing to local agents helps to keep in the front of their minds as they are working with buyers.
Consider offering incentives - higher commission to the selling agent, special offer to buyers with a contract by a certain date.

Amanda there is so much inventory out there, your home has to stand out from the rest and stay ahead of the homes that are your competition for sale in your area - be sure you know what they are offering as well.
