Rekha, A lot of homeowners are turning to rent their homes instead of selling as they have negative equity. You are in the 28213 zip code so you will have a lot of students inquiring about renting so you will need to decide if you want to do that or not. because there is an emotional connection to this property, you definitely need to have a plan for how long you will rent this property and what things will cause you to eventually be comfortable with selling it . you should include a tax consultant in your decision and ask them about ownership structures and capital gains and 1031 exchanges . the rental market is pretty good right now, so you should not have a problem finding a tenant .

In this market you should not have an issue getting it rented. i personally do not do proerty management but would recommend you use a firm that offers you full service. This way you are assured that your interests are being looked after. They will charge a percentage to handle this for you but in the long run i can tell you it is worth it.

have you considered selling it? or are you in a situation where selling it would not be beneficial for you at this time?

Hi there. Now is a GREAT time to be a landlord. This summer we are filling all of our vacancies in about two weeks and for top rent. Here is a link to report for other rentals that are similar in size in your zip code: http://tempo.carolinamls.com/DotNet/Pub/GridReportView.aspx?… They are renting for around $1000-1250.

Most of our clients right now are what we would call "accidental landlords". People who would rather sell if they could, they didn't plan on becoming a landlord. But, it turns out that renting their house is the best option. Give me a call and we can see if that is the right fit for you too.

I am quite sure that it could be rented - but I wonder, from the sounds of it, it is a very nice home. So, why would you want to rent it? Possibly selling it may be a better avenue for you. Please give me a call if you think you would be interested in exploring that avenue. 704-451-3895.
