If this is your home, Here is your problem. Small lot 5,600 sq ft Small home 1,262 sq ft The good news is that it is a great neighborhood, with great schools. Drive over to 1202 Hearne way, OK it`s under the wires, however it`s on the park 1314 Sqft Lender owned - Community pool. Your competition is priced at $181,500 I am currently working with Two Buyers who want dist 41, single family, 3 bedroom plus, Minimum 1600. SQft Good sized lot, close to 7,500 PRIVATE POOL. under 225K There are a lot of homes to choose from, and these homes are selling under 60 days. OK to answer your question. I live in Harbor Village, I have the house with the loud kids. We do not have a neighborhood specialist. We have the melting pot of Realtors. Actually no Realtors actively farm Wind drift. You have a problem that is common to many seller's in today's market. More importantly, I believe, than finding an agent who has sold the most homes in your neighborhood, is finding an agent who is going to aggressively market your home on the Internet. Today's buyers are starting their searches online and if your home isn't showing up, it's not helping. Once you find an agent with a high Internet presence, it's important that you check out how his/her listings look online. Are the photos attractive? Do they make you want to see a home? While no one can make an ugly duckling look like a swan, an agent with a good photographic eye can make most homes look very appealing. With buyer's flipping through literally 100's of listings, your listing has to stand out and the best way for that to happen is photos...photos and more photos. I wish you the very best! Assuming your home is the one that I see in the MLS (Hunters Point) it looks to be severly over priced. 10 months on the market with no offer should tell you you're chasing the market down. You need to get in front of it or your home won't sell. I know this isn't what you most likely want to hear but it is the truth.

That type of info is very difficult to find. I can't even get listings sales by agent out of the MLS unless I go through properties one-by-one, which is a completely manual process and exceedingly time consuming. Your best bet may be to locate 3 or 4 local agents and have a sit down discussion with them. Talk about their marketing techniques and get a feel for how they work. As you are probably aware, there is a LOT of inventory of listed homes on the market all over the Valley, and the East Valley in particular has many listed homes -- including an abundance of short sales and bank owned homes in Gilbert. As such, pricing is a very critical component. There's no way for me to know if your home is priced appropriately as there is a large variation in size/age/condition of homes in your immediate area. Assuming your home is currently listed, any agent you approach will be able to discuss some things with you, but won't be able to actually list your home until your current listing agreement expires.
