As an immediate statistic and example, I can tell you that a total of 56 properties are reported to have closed in zip code 23452 in the month of September, 2009, with sold prices for such properties ranging from $119,900 to $1,900,000. To compare it on a year-over-year basis, in September, 2008, a total of 53 properties are reported to have closed in zip code 23452, with sold prices for such properties ranging from a low of $148,900 to $650,000. Sales predictability is a crap shoot but generally speaking on a good day a home of that size and price will sell within 3 to 6 months. The market in this price range has not picked up as much as lower price ranges so you should be prepared for 6 months to a year. The properties that are selling are the ones that show well and have been updated to current trends. I am happy to answer any questions you may have.
