my house has been on the market for 4 months --it is a niche house--large true in law apartment (2 bedrooms

kitchen laundry full bath large living room --on first floor) with 3 bedroom contemporary colonial home on 1 acre property in gates-chili--how would you properly advertise this type of home--it's mls listed but the feature of this home gets lost in how the search engines work any advice on how it could be listed better?

I assume your market is like mine. 90% of the time another Realtor shows the buyer the home they buy. So review your Realtors market plan. It is important you understand how it works and why your Realtor does what he does.

Buyers are looking fore value. So Buyer's Realtors are looking for listings that scream value. Have other homes, like yours, SOLD since yours came on the market?

One of your Realtor's jobs is to keep you informed of changes in the market, so you know what your competition is up to

Make sure your agent sends an e-mail to all the agents who have listings in the area to announce your home. There are many websites to name a few would be homescape.com, trulia.com, zillow.comand many more. Make sure in the public remarks section it talks about the inlaw in great detail. If open house is schedule make sure your agent advertises this on homesteadnet.com. Make sure the company website is very visible for the public to find and maybe do a video tour of the home. If everything is being done and you really want this sold start reducing the price every week. This will reignite the auto-notification and alert any possible buyers. Since your home is on the MLS it is also on Homsteadnet, so it is viewable to the public. I don't know what search engines you have tried, but an engine such as Google or Yahoo won't necessarily find an individual house. You may want to try listing your home on craigslist.com or on googlebase.com The real estate sections on both of these are more apt to get a hit from a search engine.
