Hi Capricorn,

After doing a quick search, the sale of #40 Scenery Ln was in 2006. The market is quite different now. More recent sales in your complex have been #119 (1280 living area with 1.5 baths) which sold for $190k in Sept of this year, and #150 which sold for $150k (short sale) in Dec of 2008. You are probably in the $190-$200k range, but can narrow it down further after viewing the property. Let me know if you are interested in meeting. No obligation.

Hi Capricorn,

As has been stated by a couple of my colleagues below, a lot will depend on what your motive and time frame for moving are. As well as how well your property is marketed, and of course other comparables in the area.

Now it is very important(especially in the current market) to look at recent comparables. The one that sold for $238K, sold back in 2006 near the very peak of the real estate market. For a more accurate market analysis you will want to make sure that you look at more recent activity( 6 months old at the latest). Now it looks like a unit 119 Scenery sold at the end of September for $190K. Again, please keep in mind that that unit may have more or less amenities than your unit has, which is why it is so important to have a current market analysis done on your unit. This report will potentially look at more than just the units in your complex as well.

Further resolve, if you are seeking more for it, don't wait for instructions from "PROFESSIONALS", get out and find your buyer. "TAKE THE INITIATIVE".

Resolution: This is why it is good to be nice to your neighbors..and you have over 70 of them. Why i say this? Some neighbors can not function without their family members living close by and they can not sleep at night knowing that a stranger is moving in their neighborhood.

Ask them to ask family members, lunch friends at work, church members etc., if they are looking for a home.

Sellers should have incentives in place for those who are willing to assist them in finding a buyer (cookies & coffee) and incentives for buyers during closing (money). "TAKE THE INITIATIVE". BE CREATIVE.... If you truely wish to sell your home. "YOU HAVE THAT RIGHT!" I think you are in a good position, overall.
