I'm sorry Mc but I don't quite understand what you are asking. What do you mean by 'please include eff estimate?" I've been in real estate for 30 yrs, but this terminology escapes me. If you want an appraisal the cost is around $300. If you want a Realtor to just give you a ballpark value, thats another thing altogether.
Is this property you live in and want to possibly sell, or are you a buyer and wonder what the value is?
