When you hire a Real Estate Marketing Professional, they should be placing your property on literally dozens and dozens of websites...many of which the public do not have listing acess to.

Your property should appear on all major sites, at the minimum. Those would include Realtor.com, Trulia, Googlebase. You should be included in an IDX system that allows all cooperating brokers to display your listing on their broker and agent sites.

With a comprehensive marketing package, your listing will also appear on CraigsLIst, Oodle, PropSmart, Yahoo Classifieds, etc. With a comprehensive marketing package, your listing will have upgrades for additional customized text descriptions, feature placement, priority search result status, additional pics, virtual tours, videos and floorplans. What will be included in your play depends upon the marketing package you discuss with your agent. Fees depend upon what you receive in both marketing and representation.

Craigslist.com / you will have to renew the listing every 7 days
Trulia.com / depending on the route of load, could be a few days to get up
Loopnet.com / A heavy traffic'd realty site. Buyers,Realtors,Investors, Sellers. (about 75,000 loggers total)
Zillow.com / Zillow is a great tool, not so accurate on *values, but can give exposure
* Values are a bit low, comps will be pretty equal, solds are gold in area market value guide

Dorian;

Great Question! This is the thing. You need a Broker that can get you on the MLS Boards and publish your listing on the web. The IDX Data Feed ought to put your homes on hundreds if not thousands of websites.

Larger firms nowadays have some advantages. Get a Unique Property website for your home. Look at http://www.postlets.com or http://www.realbird.com as they offer a web URL for your home to have its own interactive web page and they publish to about 10 of the top websites out there.

Your home needs be at Realtor.com as they are the 31 site for National Traffic. Trulia, Zillow, and ReMax.com are all top sites as well.

Make your Broker selection process include a big discussion about what marketing they will do and how it all come together as your listing goes forward.

Best of Luck and I hope this helps a bit!

Although I am not a realtor, I would highly recommend retaining the services of one you trust in this market. They will be able to price out your home accurately and negotiate on your behalf with people looking for a deal. Finance flyers are nice to have at your disposal as well demonstrating sample payments based on certain criteria. I would be happy to work something up for you specific to your property.
