Even a sale date of yesterday may not indicate the true market value of a property! With mortgage fraud creating over inflated prices and distress sales under market prices. Historic sales is not a good measure for determining value. Did the buyer yesterday install all new appliances, roof, paint, inground pool, and a sunroom since closing? Did the new owner burn it down yesterday? The sale may or may not reflect true market value depending on too many variables than just a date.
