Tasha as an agent you should know how to do comps and come up with a good CMA for your clients. This is something you should go over with your broker. It is their job to make sure that you know how to properly perform your duties to your client.
Don't take no as an answer from your broker. Ask your broker for the training that it takes to make you a top performing agent.

Don't only look at other 3 bedrooms, look at the lot size, total sq. ft. of the home vs. others, style and updates. Also where the home is in the town is very important.
Sq. ft., always look to see if it includes and excludes the lower level. Then take the 3 bed into consideration as many buyers are set up with a 4 bed minimum.
