You have two options you can sell it yourself or use a realtor. Selling it yourself it better because you save money. However there are flat fee realtors who can help you save money while giving you the Realtor experience. One or the other. Good luck!

Selling quickly may not be the right approach. Without knowing your motivation for selling as soon as possible, may I suggest that bringing in income to cover the mortgage payments is your primary objective and transferring title is the longer term objective.

Selling quickly implies that you don't have enough money to pay the mortgage on it, or else you will be moving somewhere else and needing to get housing there and can't afford to pay for both a home you own but don't occupy and a new place. Right?

Talk to your Realtor about leasing your home as soon as possible. If it won't generate enough revenue, then back to the drawing board, but if the rent will be just a little shy of your payments, give that more weight than throwing away thousands of dollars just to sell it quick. It would be better to lose a couple of hundred every month for a year than give away several thousand now. Don't you think?

Today's market is definitely different than what we are used to here in the Poconos. The first thing you need to determine is what is most important to you, money or time. Since you have chosen time you need to make your home the most attractive in the marketplace and pricing is not the only thing you should offer. A home warranty, selling agent bonus, or credit to buyers at closing are all good enticements. The other thing is marketing, make sure you are getting the most exposure possible!

Find a good agent and price it right!!!

Be ready to react to the market's feedback that you get when you home is listed. If you aren't getting showings or offers, lower the price.

Your best option is to choose a full time, full service agent who is well experienced in your area. They can assess what the house is worth in todays market and simply price it at or just below market value. It does not take magic, it takes a good agent and the correct price.

If you want to sell your property quickly, then you need to set your price/terms to deliver the best overall value in your neighborhood. The more flexible and creative that you are, the quicker you'll be able to sell.

go on your computer and see what houses in your street have sold for and when sold the amount that they sold for. Immediately drop your price to sell . I just viewed a house on 190 melrose terrace 18301 listed for 184,900 but I found that 189 melrose sold for 149.900, and it was larger so thats how you can sell fast in this market to see whats selling fast and at what price If you couls afford the diffence list and sell fast

I agree with the other answers. Price the house to sell. Also, you may want to get some staging advice. Make sure the house is presentable, clear the clutter, make sure there aren't any odors. If you are going to list with an agent make sure you go with an agent that is going to implement aggressive internet marketing. Most home owners begin their home search on the internet so you need maximum exposure on-line.

To sell a house quickly in any market, Price is the most important factor. Interview a few agents who know the area well ask them for their marketing plan and choose an agent who is easy to communicate with and who has a good marketing plan.. There are agents who do not return phone calls for a couple of days.
Once you select an agent, ask to see the list of similar homes in the area and price your home slightly lower than the competition. Make your house shine by getting rid of clutter and clean it thoroughly. The agent will give you tips on how to make your home show well. Make sure the home is easy to show even on short notice.Offer some incentive to buyer, like closing cost assistance. The right price, a good agent, and good marketing will give you the best opportunity to find the buyer looking to buy in this market.

I am a little confused by your question. I think what you are asking is "how can I sell my property for the most money quickly?", does that make sense?

The fact is that the properties that sell for the most money have these characteristics:
1. The property is in the best condition possible. Compared to the properties currently on the market that are direct competition, it looks the best.
2. The property is marketed to show off the features that buyers will place the most value. That means that the listing agent should be able to advise you what buyers are looking for in that price range, and showcase those features.
3. The property is marketed effectively. The easiest way to see how well a property is being marketed is to type the address in Google. You'll see all the different methods that the Realtor is using. It should appear in at least two or three pages in Google, which translates into 30-40 partner sites.
4. The property is priced slightly below market.

Know that the average property that is listed (75-80%) do not meet these characteristics. Make sure that your Realtor can explain to you their marketing plan, how it works, why it works, what results to expect, and how they will handle any problems that come up, particularly appraisal issues and buyer qualification.

Welcome to Trulia.
As other agents mentioned PRICING is almost always a cure all in most local markets. You want to be the cheapest box of cereal...Especially when there are a lot of boxes and few buyers...That is if you are really serious about selling.
Also don’t forget that East Stroudsburg, PA buyer's agents might be reading this trail so do not provide more personal information that could identify your house. The last thing that you want is for buyers to know that you need to sell your house ASAP.

Pricing is definitely the number one way to attract buyers - Think about what other ways we can make your house stand out and attract attention to buyer's. I would also suggest offering things to the buyer such as home warranties, closing costs, etc. You could also consider an auction, you may not get the proceeds you would get if you were more patient, but you certainly sell it faster. Price it ahead of the market. This will encourage multiple offers very quickly if it is in good showing condition.

Pricing your home in a tough market could be the best answer. Combine pricing with making sure everything in your home is presentable, clean and well maintained can be the deciding factor to a buyer in a market of many many options. Question for you though...why have you decided that your home won't sell fast? There are many factors in the equation of selling. Check with a few real estate agents that know your market. Have them take a look at your property and price it out. Don't necessarily go with the highest bidder so to speak. Take into consideration what is going on with homes already on the market and homes that have sold most recently. Closely examine what took place with homes in particular that sold in less than thirty days. Were they all newly renovated? Priced low, showed exceptionally well? Take a look at homes that are for sale and look through the eyes of a buyer...not a seller!

1. If you need to sell it that quick, price it competitively at or below market value to generate offers.
2. List it with a company with proven record and can market it for you in e very possible way to get a lot of exposure.
