Selling quickly implies that you don't have enough money to pay the mortgage on it, or else you will be moving somewhere else and needing to get housing there and can't afford to pay for both a home you own but don't occupy and a new place. Right?
Talk to your Realtor about leasing your home as soon as possible. If it won't generate enough revenue, then back to the drawing board, but if the rent will be just a little shy of your payments, give that more weight than throwing away thousands of dollars just to sell it quick. It would be better to lose a couple of hundred every month for a year than give away several thousand now. Don't you think?
Be ready to react to the market's feedback that you get when you home is listed. If you aren't getting showings or offers, lower the price.

Once you select an agent, ask to see the list of similar homes in the area and price your home slightly lower than the competition. Make your house shine by getting rid of clutter and clean it thoroughly. The agent will give you tips on how to make your home show well. I am a little confused by your question. I think what you are asking is "how can I sell my property for the most money quickly?", does that make sense?
The fact is that the properties that sell for the most money have these characteristics:
1. The property is in the best condition possible. Compared to the properties currently on the market that are direct competition, it looks the best.
2. The property is marketed to show off the features that buyers will place the most value. That means that the listing agent should be able to advise you what buyers are looking for in that price range, and showcase those features.
3. The property is marketed effectively. The easiest way to see how well a property is being marketed is to type the address in Google. You'll see all the different methods that the Realtor is using. It should appear in at least two or three pages in Google, which translates into 30-40 partner sites.
4. The property is priced slightly below market.
Know that the average property that is listed (75-80%) do not meet these characteristics. Make sure that your Realtor can explain to you their marketing plan, how it works, why it works, what results to expect, and how they will handle any problems that come up, particularly appraisal issues and buyer qualification.

As other agents mentioned PRICING is almost always a cure all in most local markets. You want to be the cheapest box of cereal...Especially when there are a lot of boxes and few buyers...That is if you are really serious about selling.
Also don’t forget that East Stroudsburg, PA buyer's agents might be reading this trail so do not provide more personal information that could identify your house. The last thing that you want is for buyers to know that you need to sell your house ASAP.
