Selling your home quick is actually the best way to get the best price.
The key is maximum exposure to buyers and their Realtors. In most markets the best values will sell first, so homes that are show the most value that sell within the first 30 days of market time will sell closest to asking price.
I recommend interviewing three Realtors and asking them to discuss their marketing proposal for you, then compare. I would also ask them what sort of results they expect and what they plan to do if the results are not achieved. For example, we expect 10-12 showings during the first two weeks of market time, and /or one offer. If we do not receive those results, then we need to adjust accordingly.
Hope that is helpful. If you would like a top agent in the area, I can refer you to one. Contact me via my Trulia profile or call 1-888-284-2056.
There are many key factors when it comes to selling a home quick, 1) appearance, use the future you have to stage the home and remove clutter. 2) Curb appeal, make the landscape draws attention and finally PRICE PRICE! for a quick sale and many offers, your home should be listed 10-15% market value, this will draw alot of attention and sometimes get offers of asking
Make sure that the agent you choose is very knowledgable of your area. This is very important in pricing the property and ultimately the price and property condition is what will sell it. Your agent should also know what type of person will most likely be purchasing your home and how to market to them.
List it with a local Realtor who has internet presence, at the lowest price in your comparables group - approx. that of similar "sold" homes. Make sure the house is spotless, in the best possible condition you can get it, and the yard is neat. Best of luck!
