carpet and tile my master bath... i live on 5200 prairie creek drive...i have an inground pool, brand new 30 yr composite roof 2008, 2002 installed over 20K in kensington windows... it is a bud bartley home with a huge office and living room with walnut shelfing...i am not interested in working on getting it to market...i want to offer less on house so the new owners can put their own carpet and tile in...it is a gorgeous house...just don;t have the finances to 'put to market' and well.. i'm single mom with a son leaving the nest...need a realtor who won;t ask me to put in 5K to sell at 6% comission,,, i lived in the house for 13 years...
You have two choices: adjust your price to reflect a buyer's perceptive value of the items they would need/want to do to the home once they acquire it OR do the work. Unfortunately, it can't be both ways. Your broker's commission charge is not determined by the condition of your home, but rather by the marketing services being offered and what the two of you negotiate.

There are lots of different options for you.
Often what I see is that offering allowance either doesn't work or you have to price the home so low it just doesn't make sense. In the end you can only do what you can do.
Some contractors can also doe the work and get paid at closing.

While it may be true that buyers want to choose their own materials when updates, repairs, etc. need to be made to a home, they also see $$$$. Your home will have to be priced accordingly, but there may be things that can be done along the lines of staging to showcase the highlights, while downplaying the negatives. It sounds as if you have plenty to showcase in the home.
Our goal is to get you the most amount of money in the shortest amount of time, but your circumstances can reflect what that actually means. We aren't going to ask you to do anything that you don't want to do, selling your home is a team effort.

You've already hit the nail squarely on the head. Price is KING! If your home lacks some repairs / updates that would encourage buyers to purchase your home, then you can fix it with the price. Pricing, staging and getting your home exposure are just a few of the critical elements involved in getting a home sold.
Make sure you get several opinions from agents regarding the pricing, and make sure they can back it up with hard data from the MLS.

Lizzientexas .. There are flooring people that will do the work in your master bath and get paid at closing. But they will want to know that you have a good agent that they have a relationship with and the home is properly listed to get it sold.
