You're seeing "red flags" and questioning this offering. Remember Rule # 1..........
"If it looks too good to be true, it probably is......"
These companies are not in business to lose money but don't mind if you do........
At the final list price your home would be the lowest priced home in the area. In the contracts that I have seen for a buy out there are lots of excape clauses not to buy the home. You are in my opinion better off dropping the price until the property sells.
Yes by the way the broker I work with does have a buy out program that has very few escape clauses for them but pricing for the homeowner can be an issue.
