As a sellers representative I try to get the highest amount of money, with the best terms, I can possibly obtain that would satisfy the needs of my client. As a buyers representative I would try to get the best possible price for my client the buyer. A contradiction in terms. Whenever I have a property to be sold the first question I am asked by buyers representatives is "what is the bottom line?" That is one question that I cannot answer as a sellers representative. I have a fidiciary responsibity to my client, the seller. My answer is always the same, "make your highest and best offer. I will then have it reviewed by my client." Negotiation takes place when both parties have something the other wants and I believe that there can be a fit.
There is an art to the process of negotiation. If you start off with a property that you know can command what the seller wants you negotiate from that strength, Most of the time that is the case. The amount the buyer wishes to put down on the property, the ability to obtain the necessary mortgage, the ability to pay the monthly costs once the property is closed on, the amount of time the seller/buyer needs before closing. All of these points, plus, go into the process, sometimes it goes quickly and sometimes it doesn't. Patience is always a big factor and the seller/client has to have faith in me as his representative.
