To ensure that you obtain the highest price based upon the features of your property, I would encourage you to invite a Realtor to compare it to other similar properties in Squirrel Hill. You and the Realtor then should be able to arrive at a competitive price for your property.

I think what you can gather is that it is very difficult for an agent to make an assessment of a property without physically seeing it! That being said - it sounds like you have some very nice features for marketing purposes. A finished basement in Squirrel Hill is a rarity! Mostly, it will depend on the proximity of the duplex to the Universities, as many buyers will be looking at the property from an investment perspective. Also, the condition of your home as assessed by an agent familiar with the area will help determine the price.

There's a clue for you in the Allegheny County Assessment value. Take a look at that then call an agent, any agent, as that's an easy neighborhood to know and sell. Expect 8 months for realistically priced properties. I just sold a duplex in Sq Hill this week, so there ARE buyers out there.

I recommend that you ask three REaltors for their opinions. Even someone that is in the area, like the poster below, really needs to know three things:
1. Your local market trends
2. Your property
3. Understand your personal situation.

You'll note that the last answer offered a range of value. FOr most sales that range is too wide. You need something more precise. So talk with some Realtors, if you need a reference contact me via my Trulia profile and I will help.

It depends on the exact location in Squirrel Hill (e.g., is it right on Wilkins or in a quieter area?) It also depends on parking and yard space. Generally prices range from $160K - $240K for that kind of property (e.g., there are 10 current listings with a median price of $247K, recent sales have been lower, but the sizes and locations have varied widely). I can't get any more detailed than that without seeing it. Rationally priced homes there have been selling within 60 days lately. Let me know if I can help you further.

Contact a local Trulia realtor who an provide you comps for your duplex. We dont have enough info. here make a fair market value estimate.
