i have a condo in south east denver--i did remodle the unit--from hardwood floor, new fixture, new toilits,
new tile, new lights...new kitchen ,and appliance
it has 2bd-2bath. the name of the community is :shadow wood can i sell in 60 days or less if my price around 88k i will give the buyer $3000 for closing cost. . thank you for your advice and help. cheri

It's possible. In looking at the comparables,the average sales price in Shadowood on a 2 bedroom 2 bath unit is about $74K, with one selling in February for $95K. Average days on the market is pretty darned quick! 16 days. As always, there are many variables to consider.eg: What floor, what parking, what direction does the unit face And, if you are trying to sell it as a For Sale By owner, it will likely take longer, as the marketing opportunities are far less than having it listed by a Realtor on the MLS. I pulled some comps in this area and have a few questions for you! What is the square footage of your unit, what level is it on, and what is the parking situation (do you have a garage or a parking space, etc.)?? The highest condo sold in the last 6 months was sold at $92,500 and it sold in February. Based on the available properties if you listed your property at $88,000 I think it would sell pretty quickly considering the active listings are all above $90,000. Now if you want to maximize your profits I would suggest putting it on the market at a higher amount. But if it is a timing issue I think you could sell it pretty quickly. In the area on average 1 home sells per month and none have sold in May 2008. If you have any questions about this data feel free to contact me! I have been selling homes in the Denver area for the past 30 years and can abslolutely tell you to run from any agent who says they can sell any home in 60 days. You just never know what a buyer will think and how fast they will move. The answer I think you are looking for is: Is it at all logical to see your condo move in 60 days if is is priced right? The answer to that question is probably. Condos are taking about 110 days to sell - on average in Denver today. That means some sell quicker - some take longer. If your unit shows well, has better carpet that the competition, and is in a fairly desirable location, it should be able to sell in under 60 days. (no guarantees - just a good probability) I would be happy to take a look at your property to give you a more accurate idea of market value and how to best "stage" your home for sale.
