Yes, as Peter states below, there are some successes in Short Sales, but trust me, not many in our area of Maryland. You can look at the date the property went Under Contract and see when it settled. These dates give you a snapshot of the Short Sale market in the Frederick and surrounding areas in Maryland. They get done but just not in a timely manner (45-60 days) rather you are looking at an average of 3-5 months.

Hey Thang- I'm not from your area so I don't have a horse in this race. I'd advise looking for an agent trained and experienced in the short sale process with a good track record. Beware of those quoting extremely low percentages of success rates as they might be quoting their own! One team in my office has a 99+% success rate. Closings on short sales happen every day.
There is a designation approved by the National Association of Realtors for agents trained in the process called C.D.P.E. or Certified Distressed Property Expert. While CDPEs generally list homes, they are a great source for buying as well. To find someone familiar with short sales go to http://www.cdpe.com

Short Sales are not all they are perceived to be. You could make an offer on a Short Sale property and wait for MONTHS (I've had clients wait up to 4 months) and still got get an answer from the bank. I encourage my clients to look for sales from the bank or directly from the owner (without bank involvement) UNLESS it states in the listing that they get a QUICK RESPONSE from that particular bank in the Short Sale. Short Sales are stressful, time-consuming and frustrating beyond your comprehension. There is no light at the end of the tunnel on most Short Sales.

In this market I am not sure that there is a "short sale expert" because each transaction is different. The Short Sale ony has a 20% chance of going to settlement in the best of circumstances. There are alot of variables that go into a short sale. Just some of which are: does the seller have a second loan (home Equity) and if they do is the second trust held by the same bank as the first trust (mortgage). A Realtor really can't know if the short sale has a chance until she/he speaks with the seller and gets to hear everything.
