A good place to start is to check out some other small developments in your general area. Perhaps, if they are still for sale you can get the contact info for the developer or if they have recently sold a Realtor can find that info for you.

Call Pacific Ridge Homes at (425) 438-8444 or visit their website at http://www.prhland.com. They are a small builder who does their own development and they like the Kent area. They can provide you a booklet entitled "Selling Your Land Successfully" which is a good overview of the entire process. Right now is not a great time to be selling land for development. There are very few builders in the market for lots. Most are just hanging on until the market improves and have no desire to start more homes. Good luck.

Hi G.M.,

The framework for land use decision-making, facility planning, and development regulations such as zoning, subdivision, and environmental protection codes should be availbe from the local community planning board. They may be able to steer you in the direction of potential builders based upon the projects that were successfully completed in your general area. Make a list and consult with a local real estate agent to help you check out some properties similar to what you have in mind to build. The Realtor can help you decide if four bedrooms sell better than three, 2.5 baths better than 2, etc.

I would recommend meeting with a good local Realtor. Then you can learn the ins and outs of developing the lot, working with the city or county, bringing in utilities, splitting the parcel etc. Learning the cost involved in that will help you make the best decision whether to do that yourself and sell the lots individually or sell the entire piece as one. Most good Realtors have contacts with several builders and can put you in touch with those. Interestingly enough I am just getting ready to list a single residential lot downtown Kent. Call me if you would like to get together and discuss this. I always buy the first cup of coffee.

FIRST ANSWER

There are several questions that need answering. It sounds as if you know quite a bit about it. The property will become more enticing to a builder the closer it is to ready to build. If you have all availability of water, power, sewer, and gas confirmed that is really helpful. If you can do the preliminary engineering that will also be a big selling point. Lots of factors will play into the value. If you could give me more info on size, general location and the like I might be able to help further. Having an agent who has done this type of work before will be helpful in getting the highest price. Especially in this market where builders are really searching for deals and distressed properties.
