how to sell to afluent foreign buyers?

I have a fantastic home in a perfect community. The owners in this neighborhood are persons who are very well to do financially. I would like to move close to our children in Oregon. This property begs for someone who will not consider less than the best neighbord and home. A word file with pics and captions available.

Hi George,
The true key to selling your home is EXPOSURE. More than 85% of buyers now start their search on the internet. My company is being inundated with out of state and out of country buyers. When we list a home we give it first page exposure on the internet. Boca Executive Realty since November 1st has 1635 buyers register with their contact information on our website. A very good percentage of these buyers are affluent.
I personally will not take all the credit for the sales I have made. The internet exposure, provided by my company, has brought buyers to me

There is a designation real estate professionals can obtain called a Certified International Property Specialist. There are about 2000 CIPS in the U. S. You can find someone locally who has the designation through the National Association of Realtors website: http://www.realtor.org/cipshome.nsf/pages/aboutcips

That's a great suggestion!! If you hear of any other buyers or sellers in the Jupiter - Palm Beach FL area who need an agent specializing in working with international buyers and international marketing for sellers I have a CIPS & TRC and cover North Palm Beach County & Southern Martin County.

You are correct that Jupiter River Estates is a fantastic community and we have seen some very nice sales over the past 12 months; 2 great sales since the middle of June with 8511 Bristol recently closing escrow at $1,820,000.

In this market there are a number things you need to consider as a seller. The most important is selecting an agent to professionally represent your property on the internet both here and abroad. This is essential as even in this price range about 90% of all buyers are going to research homes on the internet before contacting a Realtor. There are some tremendous sites that will promote your property internationally if you are working with someone who as access to those sites. Your property must paint a picture online that will make prospective buyers want to visit it. Dealing with a large firm who has thousand so of agents is also a plus as the referral market in these companies is amazing.

As you are probably aware, the supply of homes in the $1,000,000+ range is at very high levels and you must be realistic about your goals. A neighborhood like Jupiter River Estates is certainly unique but you must be positioned well among the large number of properties today's buyers have in this range.

Finally, whatever you do; DO IT FAST! The "season" is going to be your best bet of landing a qualified buyer and as the restaurants, streets and beaches will attest; our northern friends have arrived early and in large numbers.
