Hi Maurine:
This may come as a shock but if you have the time, go for it. It can save you thousands. If/when you finally get a contract, contact either myself or a lawyer to get the paper work done. I charge $300 for 6 months to run a listing in the Metro Denver MLS. I also provide a list of helpful advise and I think you can still get that off my website under the FREE REPORTs section. Check it out. Because I don't work for any of the major real estate brokers (I own my small firm), I can customize anything between a full blown listing to a FSBO.

You should pay to get into at least the top three FSBO Web sites, and elect the MLS option on one of them. This will result in you being contacted by a flat fee agency that will place your home on the MLS. Don't expect anything more from them, and offer to pay them for a CMA if necessary to make sure you have the property priced right. As an alternative, you could hire an appraiser. You will likely need to offer at least 3% to the buyer's agency when you place the house in the MLS. You should then have a real estate attorney draw up the paperwork and advise you about the legal aspects of real estate sales that could end up costing you everything if you are not in compliance with the laws. Then plan on an open house the first weekend after you put the house on the market, print out 100 or so fliers and distribute them throughout the neighborhood, and place a conspicuous ad in the paper to advertise the open house. Go ahead and write up several ads for use over the coming months.

You should interview three Realtors and discuss your needs with them. Not all Realtors are created equal. In particular, if you are considering selling without professional representation you should know that in most marketsl which are buyer's markets, such properties do not sell. 86% end up being listed with a Realtor, 5% sell to someone the owner knows, and 5% sell to someone they do not know.

Remember, that most buyers are under contract with their Realtor. You don't want to exclude 90% of the market.

FIRST ANSWER

I suggest you look at each agent and compare, not each brokerage. Agents move from brokerage to brokerage and it is about the people that sell a home, not the company.
