it's not that simple. Is it a co-op, or condo, doorman, elevator or walk-up? What condition is the apt in? The best way to find out how much your apt is worth is to contact a Manhattan broker, give them the building address & apt line and they will look up the most recent sales in your building and comparable buildings/apts. Hi, Amber. There are many factors that go into determining the price of an apt. General condition, what renovations have been done and how recently, what floor it is on, what views, how much light it gets, co-op or condo, whether there is any private outdoor space such as a terrace or garden, what shared additional spaces there are such as roof deck, gym, whether there is a bike room, storage room, doorman, concierge, etc. If you are interested in selling I would be happy to give you a free comprehensive comparative market analysis. If you are thinking of listing it and interviewing agents, above all, please make sure your agent is a REALTOR, that is, that they and their company belong to the National Association of Realtors. Not only will your property get the broadest exposure, but you can be sure your agent subscribes to the highest code of ethics. Unfortunately, very few NYC companies belong. Mine does. Pricing really depends on a lot of specific variables, specifically if its a co-op or condominium. What type of amenities the building has, doorman, elevator, gym, etc. Being on 35th St the midtown tunnel is always a factor, so the floor and what type of exposure the apartment has will affect value. Then what is the condition of the apartment, did you just renovate, what type of renovation, high end, etc.
With that being said I did a search of one bedroom apartments with that square footage in mind in the grid that you gave and came up with an average of approximately $590,000. Those were closed properties since September. Using comparables 3 or 4 months or longer won't give you a realistic idea of value in today's market.
