Appraisals can range from $350 to $500 depending on the complexity. If it's an outlying area where there aren't many comparables and the appraiser has to travel to get there it's the higher end. For normal subdivisions in cities it's typically $350-$400. Keep in mind that the appraisal may not do you much good. The buyers lender may not be able to accept it and it doesn't necessarily establish a sales price. I recently sold a property for 165K with the seller paying 3K in closing costs (so essentially 162K) that has a recent appraisal (2 months old) for 169K.
