The other agents pretty much covered the expired listings part. I take it your trying to sell your home, right? If so Charles gave you very good advice, I would only add that you REALLY need to price your home correctly and NOT try and chase the market down with your price. I know you would like the most money for your home, but if you want or need to sell it PLEASE price it right. If it is already listed get together with your agent to really look at what price will generate the most activity and offers. If you are thinking of listing your home don't start with a "priced high and see what happens kind of approach", you'll miss the most important time in selling (the first few weeks). Price it right to begin with and you will get your home sold when others haven't.

I see 55 cancelled, withdrawn or expired in the past 6 months 95125 zip, 3-2 775K asking price. 3 expired, total: cancelled, withdrawn, or expired equal 17. The rest of the 55 are re-listed, pending or have sold.
Ask your realtor to provide you with an updated CMA. With that said, there is a pending on your street, updated kitchen with granite counters, bathrooms remodeled it is a 3/2 but larger than yours with high ceilings and and a very open feel, the back yard is very large, asking $789,950. Should close on the 18th of August. A lot of buyers do not want wires in the back yard, or want to do any major updating as in counter tops or updating popcorn ceilings. They may take one or two but when there are more it will turn a buyer away. Although you have many wonderful features, your price drop should bring a interested buyer, it is going to take one that does not mind the updating, or an investor buyer. Most times a buyer will pay the extra amount just to have a move in ready home. Check what the cost is to do the updates, what happened to your offer last month and what did the buyers tell you. I think it maybe time to really look at some upgrades at least do the ceilings or take that low offer if it comes in.. Look at 1702 HUSTED AV, San Jose 95124.

I realize that you have been trying to sell your home in Willow Glen without success, and I know that it has been very frustrating for you..
The other people who answered your question have given you good answers with respect to the number of expired listings in Willow Glen.
Right now with this buyer's market and depressed prices for Real Estate it is a very challenging time for you and the other people who are trying to sell Real Estate that they own.
I expect that it will be valuable for you to know why the homes that were for sale in your neighborhood within the last 6 months sold and yours did not.
I recommend that you ask your agents who have your home listed for sale, to research the homes within your neighborhood that have sold and closed and closed escrow in the last six months, and determine why those homes sold and yours did not.
The people who bought those homes chose those homes over yours.
I expect that it will be very valuable for you to know why those people chose to buy those homes instead of yours.
EXPIRED Listing may turn into another Listing with the Same Reator, with another Realtor, or with NO Realtor. It may be not Listed or, for that matter, not be For Sale any more.

I count 53 listings that have had a status change to "expired" in the Willow Glen neighborhood this year, since January 1, 2011. If you count from January 27, the number is 31. Hope that helps.
