Are you looking to relocate to Pheonix? Great time of year to be thinking of 80 and sunshine!

Length of time on market is mainly a function of being priced right, condition of the home, and how well it shows. Price will drive a sale, but the function of a good realtor is to get the home sold, but also to make sure we don't leave the seller's money on the table! Knowledge of market and a good marketing plan are key to a realtor's effectiveness also!

Recently, I just sold a home in New Hope in about 88 days at almost 98% of asking price. The market for well priced and presented homes is good!

This question came through for New Hope Minnesota which as an avarage of 110 days to sell so far in 2007.

I just read that in the Twin Cities area, the average number of days on the market is 60. We've had several homes in Golden Valley sell within one or two weeks. It just depends on what the home has to offer and for what price. If buyers perceive it as being a nice home in a good neighborhood for the value, they will snatch it up quickly. You can have a lot of showings on your property, but if it's not what people are looking for, or they think it is priced too high, it will not sell.

Remember, to get an average, you have a high and a low number of days on market. Price it right and get it looking good and it will sell faster than average.
