Remember, to get an average, you have a high and a low number of days on market. Price it right and get it looking good and it will sell faster than average.

Length of time on market is mainly a function of being priced right, condition of the home, and how well it shows. Price will drive a sale, but the function of a good realtor is to get the home sold, but also to make sure we don't leave the seller's money on the table! Knowledge of market and a good marketing plan are key to a realtor's effectiveness also!
Recently, I just sold a home in New Hope in about 88 days at almost 98% of asking price. The market for well priced and presented homes is good!
