how listing agent market their listing properties to other agents, brokers?

how listing agent market their listing properties to other agents, brokers? do they reach out to agents who recently sold comparable properties in the immediate neighborhood? do listing agent do private open houses to other agents?

Hi Bernadette,

To market our properties to other agents we:

Prepare a virtual tour and post it to our Facebook fan page and agent pages
Send an e-mail flyer to all agents in the immediate area (by zip code list)
Hold a broker open week two of the listing and have a catered luncheon for other agents
Place flyers at the office where our co-workers can see them
Place property information on our in-house TV that is in the lobby at the office.

Listing agents send out emails to other agents in the area. But most of the marketing is done by your mls. Agents who have clients that are looking for your property will go to the mls first before they open any email from an agent. Think of it this way. There are hundreds of properties listed each day. That would be hundred of emails recieved for properties you may not have a buyer for.

Hi Bernadette,

It's common to reach out to other agents who have similar listings and let them know about it.

Per your earlier question, the most effective way to get agents to know about your property is by marketing to buyers. Your buyer is on the web looking for the best homes in their price range. Their buyer agents are doing the same thing. So as your listing looks great on the web, your buyer - and their agents - will also see it.

You are speaking of what we consider a "Broker's Open House". We can certainly discuss this option. Also remember that once the property is listed, most agents will certainly be aware within the community that your property is now on the market. I have absolutely reached out to other agents who have recently sold within the community with some success. It does not mean however that that particular agent is specifically working with Buyers within that area. I have have many agents come from other counties and zip codes to show my properties.
