how important is it to have my house on the market in the June, July period as opposed to the rest of the year?

Buyers do exist year round, therefore sell when you are ready to sell and need to sell....

I feel that it is best to market your home in the Spring as this is the time when properties start to sell. Yes June and July are great months!

Actually it creates a better opportunity for the sale of your home to have it in the market as the number of buyers peaks which has historically been between April and June.

I am recommending homeowners considering listing to do it no later than Aprill 15th. Many peole have just filed their taxes and are expecting a return so they may be considering using it for a down payment or for closing costs.

As a Broker when I decide to list my home it will definitly be in this time frame. It is what I recommend for family and friends as well.

April - August is high traffic season for many home buyers

As everyone has said this is traditionally the busy season for real estate. Reason being is because people want to move and settle in before the start of the school year as well as weather factors depending on where you live. But as many have stated that means competition is higher.

There are more sales in the summer months but it's actually not as much as you think. During the summer months there are more buyers for sure but there is also more competition. More competition means your home really needs to stand out.

For this reason I would list your home when you are ready to sell. Speak with your agent and talk about the timeline. How are properly priced, marketed and positioned homes in your area selling? What is the timeline you should expect? Are you willing and able to price the home correctly and put in the time to take care of the little details that will get you top dollar? You need to have these direct conversations with your agent and then determine what is the best time for you to list your home.

Lost market time can never be recovered, so continuing to market your property for sale at any time of the year, including June, or July is important.

There's more buyers in the summer months and that's a great reason. However, I've been involved with some of the best deals when it was freezing outside. So it depends upon location and the condition of your house and how it's priced compared to your "comparables in the neighborhood" and beyond..

A good house, priced right will sell anytime. If Buyers have a choice they maay try to relocated before the new school year. However. the relocation market goes on throughout the year.

June and July typically see more buyers due to the fact many people relocate during the summer so they can be settled before school starts. Usually, there are more homes for sale in June and July as well. Sellers may have more traffic in the peak selling period but may not see more success. In our current market, success generally requires being the best of the best at the best price. Currently, that is true regardless of the time of the year you try to sell. Home owners are competing with foreclosures, short sales (getting the bank that holds the mortgage to allow the homeowner to sell for less than is owed) and flips (an investor bought a distressed home at a very low price, re-habbed it and sells it quick below market value) year round. A few banks are re-habbing their distressed properties and still list them below market, short sales are at an all time high and many banks are favoring that process over outright foreclosures.

In short, it doesn't matter when you put your home on the market, you have to be the best at the best price to be successful.

I would echo Anna's comment and add that both buyers and sellers exist year round. While there tend to be more buyers this time of year, there are also more sellers. January has fewer buyers, but they also have fewer sellers.

A good house should sell just as well anytime of the year.
