Interview a lot of Realtors...see who comes up with a written marketing plan and exemplifies an educated professional. Google them on the internet to see if they have exposure there...it is very important.
Base your selection on your comfort level with their knowledge, integrity, internet marketing and their marketing plan. A few referrals or references would not hurt.
Hire a Realtor who can stand up to this kind of scrutiny...they should also be familiar with the Code of Ethics we all have to abide by.

The best way to get your home listed is as many places possible is with a reliable real estate agent.
The best solution is getting the maximum exposure. and an agent who will work for you as the seller. Ask about their marketing plan which should include their advertising. Getting on the MLS is just not enough anymore. This is a tough seller's market and probably will be one for the next few years.

In order to have your home listed for sale on the Multiple listing service http://(www.rmls.com) and Realtor.com and all other realtor web sights you must list with a Real Estate agent. You can list yur home for sale by owner however getting to the mass buyers will be extremely difficult to acheive in this market. You do need maximum exposure. Look for a realtor who will give you internet, print and open house exposure. Ask for a list of services they will provide to you and be sure to ask for testimonials with the contact information from the client saying those great things!

Look for a top MARKETING Realtor in your area (I would be happy to refer someone if you have trouble finding one). Google them on the internet to see how much MARKETING they do.
I work for a company that lists homes all over the county for a flat fee of $489. If you don't mind doing some of the work yourself, like showings and negotiating. Yourigloo.com will list your home on the mls and Realtor.com for only $489. You would still offer a commission to a buyer agent if one is involved. Check out the website for more information. We just answered this for you. But online and research Brokers in your part of New York! Find a Broker who is tops in the web search placements and who is using technology. Interview several and select a broker with the best plan for you. Ask for a CMA evaluation of what your home is worth. Ask for references if you need and Ask for them to submit to you a marketing plan that outlines what they will do. This is a funky market so offer to pay a good fee for a full service broker.
Get online...get going now! This is a tough market and you need to expect a longer closing and selling time!
