how do i get my house MLS shown to manhattan residents looking for a 1 family home in queens?

This is a case of too little too late. Marketing should have been discussed up front at the listing presentation with the Agent/Broker you hired. This all gets into what type of exposure the marketing allows for and is it quantifiable. And of course if you went with a low commission that would naturally exhibit less marketing, less exposure, less offers and after time on market becomes an issue, less dollars. The way to get Manhattan exposure would be by using the number one office in New York, Prudential Douglas Elliman Real Estate.

You should not have to worry about your homes exposure. Let your Realtor take care of that as we have many means of marketing property and many methods of securing buyers.

check realtor.com and make sure you are able to see your property there. also request to know, how much of the commission he is sharing. some realtor would not show a property if the property is only paying 1.5 or 1% commission. make sure your agent is working for you. Make sure he or she is Advertising your property. Hope this can help.

Exposure. Sounds like your a For Sale By owner. Marketing is very key but if they want to move to queens they will search the correct portals. Is your house priced right? Whats missing? Renovations? Location? If you are for sale by owner you might not get honest answers to these questions people never want to offend the seller but they have no problem telling a Realtor all the issues. Most likely you need to be more focused on getting people that are in area to see your property thats where most of the buyers are going to come from. I am sure you might also be thinking that buyers from Manhattan might look at your house as a good deal vs manhattan prices but they dont. They want the city. Focus on more exposure and good luck.

manhattan has a different board but you can post it out of areaon mls or post on loopnet it is a commercial website or post on nytimes.com

Folks looking to relocate to Queens will call on a Queens Realtor. If your property is on the LIBOR MLS, these folks will find it. They also have access to MLSLI.com. This is all predicated on the fact that you are listed with a Realtor affiliated with the Long Island board of Realtors.
