You can definitely have a local realtor complete a market analysis for you at no cost. I always recommend contacting a well recognized, reputable company within the same area of your property. If you decide to sell your lot and the buyer must obtain a mortgage, you or the buyer (it is negotiable) will then have to incur the cost of an actual appraisal. There are a couple of choices available to you. You can contact an appraiser and get an appraisal which will cost between $330 and $400 or contact real estate professional and request a FREE comparative market analysis (CMA).
The best way to find the value of the lot is to obtain an appraisal or a CMA. The appraisal would cost approximately $350, but the CMA (comparable market analysis) can be obtained free of charge from a Realtor. I would be happy to help you with this if you're interested.
