how do I calculate number of rooms in appraisal?

Apraisers generally go by the information provided to them via owners, tax records, or visual inspection as well as the square footage of record.
As a buyer, it shouldn't be about calculating this information...it should be provided. If not, make a request to your real estate professional.

The appraiser is a licensed individual who must follow the guidelines and standards as set forth in the industry. The appraiser will determine what is and is not a room.

Not sure what you mean, normally they count them.
