house flipper is trying to pull a fast one!

I am trying to close on a house in the brighton park IL area and all the sudden the house flipper and lawyer he represents is trying to scam 30k by saying the property was vandalized when they are supposed to buy ugly houses.

I know for a fact this is deceptive.. Do realtors sell depressed properties that need to be rehabbed? I'm tired of house flipper crooks and their bait and switch tactics.. At this point this flipper has wasted alot of my time and my lawyers time and the lawyers fees are mounting.. thanks for any info..

The cynic in me thinks the house flipper is trying to save himself $30K. This kind of situation is slimy but not completely unheard of. It's not a positive indication of how the rest of the transaction will go. -Mike Savage

DMC, please correct me if I am not understanding your question(s). It appears that you entered into a deal with a "house flipper" who is requesting a $30K reduction from the original agreed upon price of the home, because the home was vandalized. If this is the case, check with your attorney, the contract may have a clause that states that if a vandalism occurs or some other catastrophe such as tornado, lightning, damage etc. the buyer does not have to complete the purchase. In addition you would like to know if Realtors will market a home that is need of repair/rehab, and the answer to that is yes, but price and condition must be taken into consideration. Your job is to find an agent that will be a good fit for you to work with. Ask about the marketing plan and how the home will be exposed to prospective buyers. Ask the agent about their current base of contacts of investors for properties such as yours, and what the agent will do to contact those buyers. I hope this helps.
