How do I sell my home myself?

The question is who will save the commission? You or the buyers? Buyers are savy today and they realize that you are saving the commission therefore they might want a piece of it as well. So, in the long run you will not be saving as much money as you think!You definitely will want to multiple list your property so that you will get the most exposure to your home. The more agents showing your home, the better chance you have to get a better price for your home as well as a quicker sale!
There are home selling assistance companies out there that will take your money and run however you will not be getting the service you and your home deserves. Studies have found that ultimately sellers net more money by listing with a Realtor and their broker.Studies have also shown that houses with more exposure will sell for more money in a shorter amound of time. Especially now with the current market conditions and the excess of listing inventory, you will need a realtor that is creative,knowledgable of the area,hardworking, and aggressive to get your home sold. As a licensed realtor in MD for 30 years I have learned that the hardest part of the transaction can be keeping the deal together.If I am consciencious to details of the selling process from the beginning, I have a better chance of getting the property to settlement. Who will be protecting your best interest?
Another factor is safety: If you are selling your home yourself, I do not recommend letting people into your home while alone. You do not know if they are legitimate buyers. As a realtor, we ask for realtors IDs and keep records of who is entering a home.One cannot put a value on one's life.

This gives you the same advantage as real estate agents have and publicizes your property to potential home buyers. My question would be "WHY?".
Most of the time owners want to sell because t hey believe they will have more money at the end of the transaction. That makes sense, avoid the cost of paying sales commissions should save you a lot of money.
The National Association of Realtors survey home sellers annually and you might like to know the results:
Of owners selling their homes without professional representation:
5% sell to someone they know
5% to someone they do not know
85% list their home with a Realtor
When they do sell without professional representation they sell on average of 16% less than the average sold by Realtors.
My recommendation would be that you do this (look at the link below).
If you are in a tough market, and most are right now, interview three Realtors and ask them to analyze your situation and present their proposals. Compare them, then if you decide after trying it on your own that it won't work, you have a back up plan.

You have several options for doing this. However, before you do anything, you first need to ask yourself a few questions: Why do you want/need to sell? Why do you want/need to sell right now? How soon do you want/need to sell? Are you willing to sell your property at its current market price? Are you willing to offer some seller financing? Have you checked out any of your competition? Is your property priced competitively for your neighborhood? Is your property the most or lease expensive one in your neighborhood?
After having determined the answers for those questions, then you're in a better position to be able to market your property more effectively.
You can sell your property via craigslist.com, various REI clubs, and various FSBO groups.

If you price it wrong it will languish on the market and you'll kill your chances for a quick sale. Likewise, will you be relying on an attorney to help you with the purchase contract and other financial and legal obligations? I would suggest using a real estate agent for best results but if you're going to sell it yourself at least have an attorney to assist you.
