does the buyer or seller pay for termite inspection in Iowa?

Hi...The seller "generally" pays for the Termite Inspection of a resale. Read carefully before you sign your Purchase Agreement....it should be stated there.Thanks!

In the Des Moines market the seller pays for it. Runs about $90. However, in new construction the builder will often cross out the pest inspection provision on a purchase agreement. Not out of the ordinary in case you do run onto that. I see that you are in West Des Moines and here in the Des Moines metro area it is customary for the seller to pay for the termite inspection. As you may see many agents from the Ames area have answered that it is the butyer who pays and that is what is customary in their market. So if you are moving from West Des Moines to the Ames area (this would include areas that are cross over areas also like Boone, Huxley and the like) you may be confused! Turning to your professional real estate agent should help clarify any confusion.
I was told many years ago that the line for mandatory termite inpsections is determined by where there is a solid freeze to the ground which limits the pervasity of termites since they live under ground. I hope this has been of help to you. The termite inspection is required by the buyers lender. In the Des Moines market most purchase agreements state the seller will pay for the termite inspection. Unless the buyers lender requires it to be payed by the seller it can be negoitable between the buyer and the seller. When listing a home in the Des Moines market it is presented as a cost to the seller so sellers are aware that they will pay for the termite inspection unless negotiated otherwise. There is no right or wrong (unless lender says seller must pay) as long as you are happy with final purchase price plus cost invovled on your side of the transaction.

Some confusion here. In the Greater Des Moines area the seller usually pays and it is in most of the purchase agreements that way. In other areas it mey be paid by buyer or seller. The main point is to pay attention to the purchase agreement so you understand who is paying for what whether you are the buyer or the seller this is paramount. Always here for any questions you may have.

In most cases, the buyer pays for the pest inspection at least in Iowa. The exception would be if the buyer is obtaining a VA loan in which case the buyer can not pay for the pest inspection and it must be paid for by the seller.

It is usually paid by the buyer, but the buyer might negotiate on purchase agreement asking the seller pays for it.
