my house is im peterstown , west va. which is appr 3 miles from the va state line.
the house is 5 years old and has 4 bedrooms & 3 1/2 baths. it has a 2 car garage
and has about 2/3 acre. master bedroom and bath is on the first floor.
i am going to sell it in october if i can for way below appraisal value. probably around

Are there no Real-Estate agencies in your area? I would imagine that if you called your local agency, they have several realtors in the office who have experience selling in your area.

For others that might be interested in my advice, I suggested that Joe should interview a couple of crack Realtors who work in his area and select the one that offers the best plan that he thinks will meet his needs.
In most markets homes that are correctly priced and marketed will sell for top dollar within the first 30 days. In most areas the buyer that purchases the home sees it with a Realtor 90% of the time, so we are marketing to market experts. That means property preparation of the home, cleaning, painting, de-cluttering, de-personalizing, professional photography, and aggressive pricing all combine to make Realtors think "Wow, that home is a great deal I need to show it".
It is amazing how many homes are NOT properly price, prepared, and marketed....about 80-%! In any given market only about 20% of the listings sell in the first month. The rest sit, accumulate market time, and lose value.

Mr. Frye, You need to affiliate yourself with a REALTOR who has a strong presence on the internet, as well as having a speciality in marketing golf course properties. With the many web sites available, perspecitve buyers located out of your state will have the opportunity to find out about your property. You can visit http://www.REALTOR.com or contact your local board of REALTOR'S to get recommendations of a strong agent servicing your locale. Also, you can google your area and see which agents have web sites appearing.
