As of today (9/24/09) there are 5 active listings on Westgate Drive ranging from $315,000 to $369,900
In the last 3 months there were 9 closings on Westgate Drive ranging from $355,000 to $305,000, Just an FYI, the $355,000 sale closed on September 17, 2009 (units was completely remodeled). The next oldest closing was on September 11, 2009 for $308,000, so you can see the prices fluctuate greatly depending on upgrades, location, end unit versus interior unit, proximity to trains etc.

Rainman posted the same information he gave below in another post and it is not altogether accurate.
Westgate Phase 1 (Westgate Drive) has had closings since January ranging from $369,000 (a nicely updated unit away from the tracks but sold way out of line with the rest of the sales) to $297.000. The average was $325,000 (even with a sale of $369k factored into the average).
There are several units under contract or in attorney review, which should be closing soon and then we will know what they sold for. If you want more information, contact me and send me your email address. I will be happy to send you the listings so you can see for yourself.
FYI: I have a listing on Westgate Drive which is waiting to close, but it was listed at $337,000 (remodeled kitchen with ceramic floors, granite countertops and a center island, updated baths, finished basement, loft converted to third bedroom with a closet, etc), and
I just closed on a unit on Linda Lane for $337,000. There are two active units listed on Linda Lane for $349,900 and $349,000 respectively.
Anyone know why the prices here have found the floor so soon and are not crashing?

I could walk to Westgate from my residence....I live in North Edison myself.
Westgate 2 from Jan 2008 thru today August 11, 2008 2 bedroom units only have closed from range of $361 - $378k NO 3 bedrooms have sold ...that is in Westgate 2. As my Colleague indicated below the condition of the individual unit plays a role as well in determining the price and the location " end unit " vs. inside unit. These units are newer and nicer to most buyers....I currently am working with a purchaser that ONLY wants to purchase in Westgate 2.
Westgate 1 from $315k to $385k they sell for less also only 2 bedrooms.
