I like all the previous answers but I would throw this in also. You are probably thinking of putting your house up for sale and have found that your home on 5 acres may not command a higher price than your neighbor's property that is on an acre and a half. It seems that with the current market conditions, the location, size and condition of the house have much more to do with the price of the property than with the amount of land included. If that 5 acres were fenced and included a barn or horse stalls, you are in a different market. I think in general, the whole idea of land and building on land is diminished because hardly anyone is building any new construction on acreage as the price of existing homes is so much lower. Get a market analysis of your home, they are free from any Realtor. Also be ready to lower the price if you don't get many showings. Over priced houses are not moving.

The value of a property with acreage depends on location, usability of the land, the size and condition of the home and many other factors. The only way a Realtor can give a reasonable estimate of value is to visit the property. There are 10 to 15 properties currently on the market that range in sq. ft. from 3400 to 1600 with 5 to 10 acres. Prices range from $269,900 to $799,000. Obviously price will vary based on condition of the house, amenities, availability of water, location, and usability of the land. Please feel free to contact us if you wish further information.

Hi Pat, the value of a home with acreage is directly influenced by the usability of the land, size, age and amenities of the house. You can get a competitive market analysis from a Realtor, which will require a visit from the Realtor.
