Hi Brenda. If you are a FSBO, ( for sale by owner) or are working with a less than full service Realtor, you will not expect to receive all the services provided by those of us that provide full service.
As a For Sale by Owner, please be sure to have a complete seller's disclosure available for every Buyer. Please be honest and disclose everything you know about the property. You cannot list it on Trulia, but you can list it on other sites...you may want to try FSBO.com. I assume that you are experienced with your states real esate contracts, disclosure laws...and that you have negotiated bulk marketing deals with the printers, TV stations, and websites where you will be syndicating and marketing your home? And you're also going to attend all of the Realtor marketing meetings and events to network your home to buyers agents? (90% of homes are found by agents...not the consumer...despite online searches.) Oh! And since FSBO homes sell on average 11% under market....you are an experienced negotiator so you can go up against the buyers agent to negotiate fair market value?

By listing your home I am assuming you are talking about the MLS system that realtors use. Realtord pay a fee to subscribe to the system so I don't think they will list your home. Finding a qualified buyer for your home may be a daunting task. You may be able to find one by advertising, but selling your home by yourself limits the amount of buyers you are reaching.
If you would like to get the best price for your home and sell it quickly, I would hire a good Agent. If you do take on the task of selling your home privately, make sure interested buyers are qualified to buy your home. It will save you a lot of time and heartache from deals falling through.
