I know a lot of agents I work with like to stress the price of the home being of good value by looking at the price per square foot but you obviously need to look at more than just that. Some might not agree with me but if I am looking for a house in a neighborhood that is pretty similar overall a good way to quickly sort for value is to look at the lowest price per square foot but that only works well in new subdivisions that are filled with similar homes. Of course there is a lot more to look at to determine why it is lower than average for the neighborhood.

The actual average price per square foot for the homes sold in Livinston County over the last 90 days is $121 Sq/Ft. As everyone that has already answered this question has mentioned location and amenities of the home will significantly the value for each specific home. If you want a number that would more accurately reflect your home's value let me know and I would be happy to provide the number.

When building price per square foot is very important and can range from $100/sqft up to $250/sqft.
In the current market, a record number of homes for sale and it all depends on location, property condition, and amenities. There is not a number that can be pinpointed. When its a resale, you need to have as much exposure as possible in this market due to the low number of buyers and the high number of sellers. Hire a full service brokerage that doesnt leave any stone unturned whether your a buyer or seller.

It depends where you live in Livingston County and the ammenities. It is a very diversified county. Like most area's the s.f generally goes along with the LOCATION of the home and what price point homes sell for in certain subdivisions. Rural property which in plentiful in Livingston County is harder to determine because of so many varibles. A good Listing Agent will help you determine your home's value as it will not just be based on square feet.

Maureen is correct. I hope that you can find a REALTOR that can help you with the price per square foot. Your profile says you are a home seller.
Although the price per square foot is a useful tool, there are many other aspects of a property that affect value. If you've ever seen an appraisal, that is just one angle of a home's value. The appraisal (for a purchase or re-finance) is a broad overview, but also has limited value.
The price for which a home sells is the price that a ready, willing, and able buyer will agree to pay a seller. Put yourself in the shoes of a buyer. I assume if you are selling, then you are buying. What features attract you? Or detract?
A properly prepared and staged property will sell more quickly, for a higher net profit to the seller, than one that is not properly prepped, staged, and marketed.

FIRST ANSWER
Hopefully a Realtor from Livingston County will help you with that. I just wanted to say that the average price per square foot in the county will vary significantly from your specific location. If you are trying to gauge the value of your home you will want to get more focused.
