Price point and condition make a big difference. Add to this: neighborhood and housing type. A high demand neighborhood and a well rounded house/ lot/ floor plan make a big difference. North Raleigh has a lot of traffic and many buyers would like to live there--if they find a well rounded house in an attractive neighborhood with a good lot.

Of course, higher priced homes have less demand. Good condition homes have more appeal.

As a seller, do all you can to show off the best features of your home and draw positive attention to your lot, neighborhood, and area.

Mike is correct - the "average days on the market" for all active residential listings in zip code 27609 IS 125... However may we suggest that It's more acurate to do a search on homes in the price range you are interested. For instance homes over $500K average 210 DOM and homes up to $300K average 103 DOM... substantial difference.

I will agree with Jaquish, however my listings have been averaging 90-100 days, it's all about pricing correctly from the beginning and being the best looking home in your area for the price.

Currently Active 27609 Residential listings are showing an average of 125 DOM and 151 Cumulative DOM.
Cumulative DOM indicates continuous DOM in more than one listing.
