I recommend Tom Ashworth, he is a great agent in Kuna. He is very smart, unlike most agents he is working on his masters at BSU in Information Technology, so he is very smart, friendly and always treats everyone with kindness and respect.

By the looks of it, you are looking to sell, not buy correct?

Doing a short sale takes some pretty good up front consultation as well as consistent ongoing communication. I have successfully closed multiple short-sales from both the seller side AND the buyer side and I have a firm understanding of what the bank is going to need. The short sale market is dynamic and what banks are willing to do is constantly changing.

I have successfully negotiated the closing of several short sales just this year!

FYI... I just negotiated my Buyer client an incredible steal on a home in Eagle Idaho... Originally listed @ 2.6 MILLION, I negotiated a steal from the bank... for less than $950,000, Recent bank appraisal of almost 1.3 MILLION! Consider reviewing the residential properties actively marketed as a short sale at http://wiebere.com.
Nice little tool.

Buyers interested in short sales can help protect their position in several ways:
1. Protect your option to move onto other offers for other properties.
2. Protect your earnest money - one way is to use a note that's due when the lender accepts the short sale.
3. Protect your option to have first right of refusal if other offers are presented to the lender while you are waiting for acceptance.

There are a host of other considerations, but those three listed above should help set the tone that I have a handle on the process. If you'd like to discuss further, I'm available - easy to reach and happy to help.
