I have over 25 short sales listed. Of those 11 are in various stages of escrow. I have closed several in the last year.

I wonder what realtor is not an expert in this field? in 2005 every realtor was a relocation expert.

Buyers interested in short sales can help protect their position in several ways:
1. Protect your option to move onto other offers for other properties.
2. Protect your earnest money - one way is to use a note that's due when the lender accepts the short sale.
3. Protect your option to have first right of refusal if other offers are presented to the lender while you are waiting for acceptance.
