any suggestions on getting my home sold, getting buyers to go and get approved and making offers?

I bought an investment property last june, rehabbed and looking to sell but having trouble selling. price isat 74,500 and my company is offering a great incentive to pay the first 6 months of the buyers mortgage, and to purchase new appliances for the home upon closing. we are not using an agent at the moment... what else can I do beside use an agent?

Aaron, something your agent can do that you may not be able to is to price competitively using recent sold comps from the area as well as active comps that are also being viewed by interested buyers. Most agents have the ability to extensively internet market your listing to hundreds of websites thus spreading the word about your great listing quickly and very widespread. There is nothing to replace top notch marketing that includes an engaging descrption, multiple high quality photos and a visual tour accompanied by a competitive price. I wish you luck!
