You are disregarding what the buyer and seller REALLY want.
That insight is worth the price you pay.
But on residential retail listings you know we have 5 days to list them if we agreed to list them on the MLS and to buyers agents that get them they may be more attractive because there may not be multiple offer situations with the deals.
A lot if agents are running into multiple offer situations and recommending that their clients move on to the next property with the pocket listing agents that are paying attention miss out on deals that are directly market and while the alert agent can move their buyer in the quickly scoop up a deal without much competition.
But you are right about the listing side for owner occupant houses. In most case the deal will hit the mls but you're right about how the client might feel.
