Ben, this is not going to work for you.
The first time a buyer sees your home is over 90% of the time with a Realtor. That means that if you want to sell your home, then discussing your sale with a few Realtors is a very good idea.
If you are determined to sell without professional representation, then you should interview the Realtors anyway. over 80% of people selling on their own eventually list with a Realtor, so you could get some good ideas, and have a back up plan if you cannot sell.
