Hi Stephanie,
I know I'm about 6 months late in reading your post, as I just got involved with the Trulia website. In any case I am a local Broker with Tomlinson Sandpoint Sothebys. I invite you to check out my website and my blog, where you can make the determination whether it is worth visiting with me. If you have not sold your home, I would certainly appreciate the chance to do a free market analysis for you and provide my honest recommendations based on today's market. The good news is that things are not as bad out there as you may be hearing. In fact our office had a record month of closings for Dec-Jan!

Is you home listed with a REaltor? Is it in the MLS?
How many homes have sold since your's hit the market?
I expect 10-12 showings in the first 2-3 weeks. If I don't see that, then we lower the price.
Remember that 90% of the time the buyer that first sees the home they buy sees it with a REaltor.
How many homes have sold or gone into escrow during the last three months?

What you owe, what you paid, how much you want to net...none of that matters to buyers. They want value.
Good luck. If you need help give me a call 1-888-284-2056
